In Detail Home Services’ extensive experience in home remodeling provides unique insight into how your home has been constructed and what potential issues might be waiting for you. I conduct each inspection personally and use my expertise to provide a thorough, non-intrusive inspection of your home, from the foundation to the roof.
One inspection per day
Every home inspection at In Detail obeys my one-inspection-per-day rule: when you schedule a home inspection with In Detail, you know I’m not rushing the job to get to the next appointment. I’ll take all the time I need to perform a complete inspection and address all your concerns. At the end of the inspection, you’ll get a verbal report and plenty of time to ask questions, as well as a written document that includes information on all the following details.
Roof, Chimney, and Flashing
Includes the type of roof, its present condition and approximate age, as well as chimney and flashing condition.
The Structure
Includes examination of the foundation, floor and wall structure, columns, ceiling, and roof structure. We’ll report interior modifications such as remodeling, and will advise on any appropriate repairs if we suspect deterioration. We will also document any visible signs of staining or water penetration.
Exterior
Includes a full visual examination of the conditions of wall surfaces, watertight integrity, and entryway door and window examination for proper operation and condition.
The Interior
Includes interior walls, floors and ceilings, as well as interior doors and windows. We’ll also note interior signs of water penetration.
Heating Systems
Includes full examination of the energy source and a report on the type of equipment and distribution system, along with the approximate age of the equipment. We test all systems and visually examine them through their access panels.
Air Conditioning Systems
Includes operational testing to ensure functionality, and recommendations on proper operation and maintenance.
Insulation and Ventilation
Includes reports on the type and amount of visible insulation and whether vapor barriers can be detected in unfinished areas. We check ventilation in sub-areas, crawlspaces and foundation areas, as well as in the kitchen, bathrooms, and laundry rooms.
Electrical System
Includes a full inspection of service equipment, main and distribution panels, grounding and branch wiring systems. We will observe the polarity and grounding of wall receptacles and test Ground Fault and Arc Fault Circuit Interrupters for proper operation.
Plumbing System
Includes a full inspection of all above-ground interior supply and service lines, a record of all piping materials, and a check on all fixtures and faucets for functional water flow, pressure, and drainage. We also inspect hot water systems for proper operation and provide a record of the system’s condition.
Appliances
Includes a basic on/off test to ensure normal operation on major home appliances; however, perfect performance falls outside our home inspection abilities. (We can’t bake a cake in your oven to make sure it’s not running hot.) Though spas, saunas and hot tubs fall outside the scope of a general home inspection, we can make maintenance and warrantee recommendations on request, and are happy to do so.
